New Construction Specialist

As Realtors, we gravitate toward different areas of expertise based on our strengths. Some specializations include commercial real estate, rentals and property management, residential resale, and new construction homes. Growing up around the construction industry, with family-owned businesses in flooring and custom window coverings, it was only natural that I gravitated toward new construction for my first 5 years as a real estate broker.

In my time selling new homes as a representative of the builders, I have acquired a great amount of knowledge that helps me assist my clients in search of new construction. There are a lot of agents that specialize in new construction buyer representation – however there are VERY few of us that have worked directly for the builders and seen how they operate from the inside.

I know what the builders know! I have peeked behind the curtains and seen the industry from the builder’s perspective. This gives my buyers a distinct advantage when shopping for new homes. I know which questions to ask, which pitfalls to avoid, how to negotiate with the sales team, how the process works from beginning-to-end, which expectations to set, and which negotiable items we can push back on when the first answer from the builder is “no.”

Builders also tend to use their own contracts, with which even the most seasoned resale agent may not be fully familiar. I spent years explaining builder contracts to agents and buyers, detailing which sections differ from standard MLS contract forms, and making sure all parties are on the same page to avoid late-stage surprises. I am also experienced in reviewing and interpreting HOA documents, Public Offering Statements, and the CC&R’s for new subdivisions and short plats in Washington State. I even spent time on my community HOA board.

I am honored to represent Windermere Northeast. I come with an extensive background in sales, leadership, and sales training. I began my real estate career on the mortgage side as a loan officer in 2006-2007, which as we all know, was not a good time to begin a career in mortgages. After seeing the writing on the wall, I left the industry and spent the next 10 years in retail sales as a top-producing Area Sales Manager in Bellevue, Issaquah, Northgate, and Southcenter.

In 2016, while purchasing a new home and going through the process of watching it built, I fell back in love with the real estate industry. More specifically, I became fascinated with residential construction and new home sales, so I began my career with a builder and spent 4 years listing, marketing, and selling hundreds of homes in new communities all over Snohomish County.

I left that builder to join an infill builder in Seattle, Kirkland, and Bellevue, where we sold both production homes and custom homes. I worked on the custom sales team, where buyers had the opportunity to take over one of our existing projects and make it their own. During the custom purchasing process, buyers would work directly with my product development team, designers, and architects to customize and design their dream homes. I acquired a great deal of knowledge about land acquisition, architecture, land development, zoning, and local building code.

After over 5 years of working as a broker and employee for big builders, I decided it was time to build up my own real estate business, so I ventured out to join the Windermere Northeast team in Kirkland. I am excited to continue building lifelong relationships with clients and helping advise them during the most important purchases of their lives.

When I am not selling real estate or helping clients design their dream homes, I spend my time with “The Squad” – which consists of my favorite person Jennifer, myself, and our 2 dogs, Ozzie and Moxi. We love to travel, watch football, take road trips, take the boat out into the Puget Sound or up the Snohomish River, and we spend lots of free time just sitting in the backyard, relaxing on the patio, listening to music, and letting the dogs run crazy.
